Fees
The fees set out below are a general guide. We can offer a more personalised quote if you telephone us and provide details of your circumstances and the property you wish to purchase or sell. We will, of course, minimise costs wherever possible without affecting the quality of service we provide. Our fees cover all of the work required to complete the purchase of your new home including dealing with registration at the Land Registry and the payment of Stamp Duty Land Tax (stamp duty), the amount payable depends on the buyers’ status under the new rules and the purchase price of the property.
Freehold Purchase
Costs will vary from £1800 (£1500 + VAT at 20%) to £3600 (£3000 + VAT at 20%), plus disbursements depending on the purchase price of the property. This includes all work from the start of the transaction to completion, when the monies are paid and the keys released to you. It is not possible to give an accurate time estimate but on average the time taken for these transactions, provided there are no unforeseen circumstances, will be around 8 weeks.

HM Land Registry fee is based on the value of the
property. As we are electronically linked to the Land Registry and submit
registrations online, the fee is 50% of the normal fee.

Money transfer fee - £36 (£30 + VAT at 20%) , this
includes the Bank fee
- There are no referral fees payable.
- Stamp Duty online fee - £60 (£50 + VAT at 20%)

Mortgage Lender fee - In addition, where you are
obtaining a mortgage we can confirm that we act for the majority of main
lenders avoiding the need for an additional solicitor being involved which
would increase the cost could cause delays. There is a standard charge of £300 (£250 + VAT at 20%) for acting for the lender and registering the lenders mortgage
on the property after completion.
Disbursements:-
- ID/AML checks (if required) £14.40 (£12 + VAT at 20%)
- Copies of Land Registry documents - £7 (£5.83 + VAT at 20%) , this includes the Bank fee per document

Leasehold Sale
Costs will be from £1980 (£1650 + VAT at 20%) to £3600 (£3000 + VAT at 20%), plus disbursements depending on the purchase price of the property. This includes all work from the start of the transaction to exchanging contracts and completing the sale and releasing any monies due to you from the sale. It is not possible to give an accurate time estimate but will often take longer than a Freehold sale. We would hope the transaction could be completed in 6 to 10 weeks but much depends on the co-operation of Management Companies, if applicable, and Landlords. Exchange of contracts and completion are on average 14 days apart.

Re-mortgage
The fee for acting for yourself and the lender starts at £1074 (£895 + VAT at 20%), plus disbursements. We can often avoid carrying out additional searches by taking out an indemnity insurance thereby saving this cost of searches if the property is owned by you. The typical cost of the indemnity insurance is around £60 (£50 + VAT at 20%) , a saving of over £200 on doing additional searches. This is subject to the mortgage provider’s agreement.
These fees do vary from property to property and can on occasion be more than the ranges stated above but will always be on a fixed fee basis, and we can give an accurate figure when we have had sight of your specific documents, and in some cases the fees may be lower. This includes all work required by the Lenders in assigning a new mortgage on the property, reporting to the Lender as required, receiving monies and discharging any existing mortgage. This will usually take 6 weeks on average.
